General terms
These Terms of Service govern your access to and use of VelaTsuite's website and advisory services at VelaTsuite.click. They cover account responsibilities, paid and unpaid services, content ownership, and dispute procedures. The relationship is advisory and facilitative: VelaTsuite connects clients with property opportunities and provides scenario-based guidance to inform decisions.

Eligibility to use VelaTsuite
To use VelaTsuite services you must have legal capacity under applicable law and not be restricted from receiving property advisory services. Use is limited to individuals and entities who can enter into binding agreements in Malaysia.
Users must be at least 18 years old to create an account and engage in advisory services on VelaTsuite. If you act on behalf of another person or an organization, you confirm you have the authority to do so.
You agree to use VelaTsuite lawfully and not for fraudulent, misleading, or abusive purposes. Practical examples of prohibited uses include submitting falsified identity documents or misrepresenting business capacity during a matching process.
VelaTsuite's services are offered in Malaysia and may be limited in other jurisdictions. Availability of specific features (for example, local viewing coordination or partner management introductions) depends on local partner presence and regulatory permissions.
Accounts and access
Certain features require a registered account on VelaTsuite. Account creation collects basic contact and preference information to enable tailored matching and advisory.
You must provide accurate, current and complete information and promptly update it if circumstances change. Case example: if your preferred move-in date shifts, update your profile so shortlisted properties remain relevant.
Protect your account credentials and notify us immediately if you suspect unauthorized access. We recommend unique passwords and enabling any available security features provided through your account.
Accounts are personal and non-transferable without our prior written consent. Scenarios involving estate transfers or corporate account changes should be coordinated with VelaTsuite support.
If you believe your account has been compromised, contact support immediately and follow our verification steps. We will act to secure the account and will document actions taken for transparency.
VelaTsuite may suspend or restrict access for violations of these terms, abusive conduct, or if required to comply with legal obligations. Practical cases include repeated misuse of partner contact channels or fraudulent listings submissions.
Service description
VelaTsuite provides exclusive apartment matching and lifestyle property advisory services that combine client briefs, market analysis, and partner coordination. Typical engagement scenario: an initial briefing, a shortlist of matched units with case notes comparing similar transactions, and arranged viewings or partner introductions where applicable. VelaTsuite does not act as a legal or business advisor unless specifically contracted to provide those services.
We may modify service features, partner relationships, or pricing. When changes materially affect service delivery, we will notify affected clients and provide options to continue under revised terms or terminate the relevant engagement.
Service availability depends on partner schedules, property market conditions, and local regulations. For example, viewing schedules may be adjusted due to vendor availability or inspection timing; VelaTsuite will propose alternatives and document agreed arrangements.
User rules and conduct
Users must interact respectfully, provide accurate information, and follow procedures set by VelaTsuite and its partners. The following rules apply:
- Provide truthful information in profiles, briefs, and communication with partners.
- Use the platform for intended property search and advisory purposes only.
- Do not upload malicious content, spam, or advertising unrelated to property advisory.
- Respect privacy of other users and do not attempt to harvest personal data from VelaTsuite interfaces.
- Comply with instructions for viewings and partner interactions, such as ID checks or appointment confirmations.
- Report inaccuracies in listings or suspected fraud promptly through official VelaTsuite channels.
- Follow applicable laws and local regulations when negotiating or entering property agreements introduced via VelaTsuite.
User content
Users may upload content such as photos, preferences, notes, and messages as part of the advisory process. Content should be relevant to the property search or transaction.
You retain ownership of content you upload. For example, photographs you provide of a furnished unit remain your property.
By uploading content you grant VelaTsuite a non-exclusive, royalty-free license to host, display and distribute the content for the purposes of providing the service, coordinating viewings, and sharing with partners engaged on your behalf.
You are responsible for ensuring you have rights to upload content and that it does not infringe third-party rights. Practical scenario: if you upload a listing image sourced from another site, confirm you have permission to share it.
If you request removal of content you submitted, we will evaluate and act in line with legal obligations and partner commitments. Some records may be retained for compliance or dispute resolution.
Intellectual property
All VelaTsuite branding, website design, and proprietary matching algorithms are owned by VelaTsuite or licensed to it. Users must not reproduce or use intellectual property without explicit permission.
- Do not copy, reproduce or distribute VelaTsuite logos, site code, or proprietary materials.
- Do not attempt to reverse engineer platform features or the matching algorithm.
- Seek written consent before using activity or copyrighted materials provided by VelaTsuite for commercial purposes.
Paid services
VelaTsuite offers paid advisory packages such as in-depth market analyses, dedicated match management, and bundled viewing coordination. Pricing depends on the scope and chosen package.
Pricing is provided upfront in quotations or on the relevant service page and may be presented as one-off fees or subscription options. Practical examples: a single detailed match report versus a three-month managed search subscription.
Payments can be made via the methods listed at checkout. Payment confirmation and receipts will be issued for each transaction. For partner-paid services, terms may differ and will be disclosed prior to engagement.
Subscriptions renew automatically unless canceled before the next billing cycle. We provide clear renewal notices and details of features included in each subscription tier.
Refunds are handled on a case-by-case basis depending on the service nature and usage. Example scenarios: partial refunds may be considered if a one-off service has not commenced; subscription refunds are subject to our stated cancellation policy.
Clients may cancel paid engagements as specified in the service agreement or subscription terms. For managed searches, cancellation requests will be processed and any applicable pro-rata adjustments communicated.
Fees may be subject to applicable taxes and duties in Malaysia. Where relevant, taxes will be added to the invoice and identified separately.
We may adjust prices for future services; existing prepaid engagements are honored at the agreed rate unless otherwise stated in the service agreement.
Failure to pay for services may result in suspension of access to paid features and partner introductions until accounts are brought current.
Disclaimer
VelaTsuite provides advisory information based on available market data and client-provided preferences. Limitation of liability
To the extent permitted by law, VelaTsuite is not liable for indirect, incidental, or consequential losses arising from use of the service. Liability for direct losses is limited to fees paid for the relevant service during the twelve months prior to the claim, except where local law provides otherwise.
Third-party services and partners
VelaTsuite works with third-party providers for inspections, funding introductions and listing syndication. Engagements with these providers are subject to their terms. VelaTsuite does not control and is not responsible for third-party actions or omissions.
Termination
Either party may terminate a service agreement in accordance with the cancellation terms set out in that agreement. We may suspend or terminate access for breach of these terms or for legal reasons.
On termination, access to paid features stops and any outstanding fees for delivered services remain due. We will preserve records as required for compliance and dispute resolution, and return or remove user content upon verified request where appropriate.
Privacy

Changes to terms

Governing law
These terms are governed by the laws of Malaysia. Any legal interpretation will be made in accordance with Malaysian law and local legal norms applicable in Penang and Butterworth.
Dispute resolution
If a dispute arises, parties should first seek to resolve it through good-faith negotiation. If unresolved, parties may pursue mediation or bring proceedings in the courts of Malaysia with venue in Penang unless otherwise agreed.
