Why cases matter

At VelaTsuite we emphasize documented case work because real decisions are made under constraints. For example, in a recent relocation case we compared three apartments for a family of four: a city-edge 3-bedroom with superior school access, a newer condo with tighter commute but better amenities, and a resale unit with greater future resale flexibility. We created a scenario matrix capturing morning flows, evening routines, and maintenance exposure over a five-year window. The family used the matrix to test hypothetical changes such as a new school choice and a shift to hybrid work; this clarified which activity-offs were tolerable. Our deliverable included photos from timed viewings, annotated floorplan notes, and a negotiation checklist tied to items that mattered in prior comparable sales. Using cases reduces reliance on abstract claims and focuses the decision on observable differences and documented outcomes.

How we structure shortlists

Shortlists are built from prioritized criteria and a documented rejection test: each property must either meet a primary need or offer compensating benefits demonstrated in a comparable case. Listings are checked against recent transactions and field notes.

Field-tested inspection protocol

Our inspection protocol standardizes checks so different units can be compared objectively. We timecheck light and noise at morning and evening peaks, record water pressure and drainage behavior, and test circulation with a family-scenario walkthrough. Each inspection is paired with at least one prior case where a hidden issue—such as ineffective cross-ventilation or a recurring lift outage—was discovered only by following the protocol. Reports include photos, a quantified checklist, and a short scenario summary that explains how the issue would affect daily activities, resale prospects and maintenance costs over three years. These practical outputs help clients choose based on likely outcomes rather than marketing claims.
